Why did we buy it?
Valley Point has an excellent location on the Swift Valley Industrial Estate within 10 minutes of the M6 and the M1. 80% of the UK’s population is within a four hour drive time. This connectivity is highly attractive for occupiers and underpins our focus on the Midlands as a key location.
In addition, the lease was approaching expiry, providing an opportunity to improve the site and relet it on more attractive terms.
What have we done since purchase?
We invested £0.3 million in the site, focusing on sustainability-linked initiatives. These included installing LED lighting, efficient mechanical ventilation and heat recovery systems, electrifying hot water and heat, and improving the building fabric through increased insulation and air tightness. These refurbishments helped improve the EPC rating from a B to an A.
In December 2022, we announced that we had completed a 20 year lease to PWR, a leading developer and manufacturer of cooling solutions to sectors such as motorsport, renewable energy and aerospace. The unit will serve as its new European headquarters.
