Why did we buy it?
We acquired Radway 16 in 2017 when we saw an opportunity to deliver a flagship, multi-let industrial estate in a strategically important location. All the major conurbations of the North West are within 1.5 hours by HGV; it is 36 miles from Manchester, 53 from Birmingham and 55 from Liverpool. The area also benefits from an abundant local labour force, a key attraction for occupiers.
What have we done since purchase?
Our initial purchase was a 25 acre estate. Since then, we have acquired adjacent land in a series of transactions and secured outline planning consent for the entire 1.8m sq ft scheme with detailed consent on the first phase. In 2022, we entered into a development agreement with Panattoni to develop the whole scheme.
The scheme we have designed will target the highest standards of sustainability, including BREEAM Excellent and EPC A. The roof has been designed for 100% PV panel loading and we will put in place infrastructure to support EV charging at all parking spaces, with 10% fitted. Other features include an all electric base build, LED lighting and energy efficient heating and cooling systems. We are promoting sustainable travel through dedicated footpaths and cycle paths and encouraging biodiversity through the planting of native trees and introduction of bird and bat boxes.
